What belongs in a TPO scope
TPO is a thermoplastic single-ply membrane with heat-welded seams. A proposal should identify the membrane, insulation, cover board where specified, attachment approach and perimeter details. The membrane name alone does not describe the installed system. Ask for the proposed assembly and the surfaces to which it will be attached.
Investigate leaks and drainage
Describe water entry, standing-water observations and recent rooftop work. Drains, wall flashings and equipment penetrations need consideration alongside seams and the open roof field. Existing moisture and substrate condition affect whether a repair or a broader replacement is appropriate; those conditions need assessment at the property.
Plan for ongoing building use
Identify service routes, rooftop equipment and areas below that need protection. Request a scope that explains access, debris removal and daily work boundaries. Compare TPO with PVC and modified bitumen when operating conditions or the existing assembly make those alternatives worth reviewing.
