Commercial Roof Recover

Some existing roofs may be candidates for a new roof system over the current assembly. Determine suitability before comparing recover with full removal and replacement.

ROOF SYSTEMS · GULF COAST

Begin with the existing roof

A recover decision should follow the assessment, not precede it.

Moisture and condition

Review leak history, observations and any investigation needed to identify wet or damaged areas. A recover proposal must explain how unsuitable materials will be addressed.

Structure and existing layers

Confirm the existing assembly and the project’s structural and applicable code requirements with the responsible professionals. A recover is not appropriate for every building.

Details and drainage

Check available curb heights, perimeter conditions, drains, flashings, attachment and compatibility before selecting a membrane or cover board.

Fleece-back membranes and supporting layers

Match products to the accepted roof conditions and proposed assembly.

GAF’s EverGuard brochure identifies fleece-back TPO options for recover applications. That product positioning does not establish that an individual roof is eligible. The proposal still needs a compatible substrate, attachment method, insulation or cover board where specified, and coordinated flashing details.

Compare removal and disposal, preparation, unsuitable-area replacement, drainage work, transitions and written manufacturer coverage. The most useful comparison describes the complete work in each option.

Product references and qualification notes

Confirm the current product, installation requirements and written warranty for your property. Manufacturer testing and approvals apply to the listed assemblies and conditions.

Manufacturer options for an eligible roof recover

The existing roof must qualify before a recover membrane is selected.

GAF’s EverGuard brochure identifies fleece-back products for recover applications. GenFlex’s TPO literature also provides fleece-backed and other attachment choices to evaluate against the existing substrate. Fleece backing does not make wet insulation, a deteriorated deck or an incompatible existing roof suitable to cover.

Assess what can remain

Record the roof’s existing layers and repair history, investigate moisture, confirm attachment and check the supporting structure. Review the applicable code and manufacturer requirements for recovering the existing assembly. Material that cannot remain sound and dry should be addressed in the scope.

Account for the added height

A recover changes the relationship between the roof surface and drains, scuppers, curbs, walls and perimeter metal. Plan these details with the insulation and cover board. Compare access, disposal, schedule and future maintenance with a full replacement proposal.

Let’s plan the next step.
